Quick estimate

Climate control

Typical 200-unit facility, full climate control

$3.60M

$2.78M – $4.79M · $18K per unit

$55.00–$170.00 / gross sq ft

Hard construction cost across drive-up, single-storey climate-controlled and multi-storey climate-controlled buildings.

84%–86%% single-storey

Net rentable area as a share of gross building area. Multi-storey runs 70%–72%% because corridors, stairs and lifts consume far more area per unit.

~85% occupancy

Stabilised physical occupancy nationally. Economic occupancy after concessions runs two to four points lower.

Build cost by facility size

Single-storey, full climate control, national average construction index, land included at the suburban-growth median.

Units Gross sq ft Cost range Typical Per unit
50 7,067 $775K–1.32M $1.00M $20,004
100 13,793 $1.51M–2.59M $1.95M $19,546
200 27,386 $3.00M–5.13M $3.88M $19,391
500 67,764 $7.43M–12.70M $9.60M $19,191

Cost per square foot by building type

Hard cost is the structure itself. Delivered cost adds design, engineering, permits, site development and contingency — but not land.

Building type Hard cost / gross sq ft Delivered cost / gross sq ft
Single-storey, drive-up $55.00 – $85.00 $68.75 – $119.00
Single-storey, climate-controlled $80.00 – $120.00 $100.00 – $168.00
Multi-storey, climate-controlled $105.00 – $170.00 $131.25 – $238.00

How we build these numbers

Every figure on this site comes from one cost model: unit mix produces rentable area, rentable area divided by an efficiency factor produces gross building area, and gross area multiplied by a regional cost index produces hard cost. Soft costs and land are added on top.

The model is the same one behind the calculator, so the tables here and the numbers you get from the tool cannot disagree. When a coefficient changes, every table on the site changes with it — including the FAQ answers, which are generated rather than typed.

What the model excludes

  • Construction financing, interest carry and loan fees
  • Tenant improvements and move-in concessions
  • Operating reserves and lease-up losses
  • Site-specific conditions: rock, wetlands, utility relocation
  • Impact fees, which vary by municipality and can exceed $1M

Self storage cost FAQ

How much does it cost to build a self storage facility?

A 200-unit single-storey climate-controlled facility costs about $3.60M, or roughly $131.58 per gross square foot including land and soft costs.

What is the most profitable storage unit size?

Small units earn the most per square foot, large units cost the least to build per square foot. A mix weighted toward 5×5 through 10×10 units usually maximises revenue per dollar of construction.

Is self storage a good investment in 2026?

It is a mature, cash-flowing asset class with high operating leverage. Returns depend almost entirely on land basis and stabilised occupancy — the national average sits near 85%, and facilities underwritten at 85% have little margin for a weak market.

How much land do I need for a self storage facility?

About one acre per 25,000 gross square feet of single-storey building, plus room for drive aisles and stormwater. A 200-unit facility typically needs just over one acre.

How long does it take to build a self storage facility?

Six to twelve months of construction for single-storey, twelve to eighteen months for multi-storey. Entitlement, permits and financing add six to twelve months before construction starts.

Data sources

Every figure on this page is generated by our cost model from the benchmarks below. Values are not copied from a single report, and where a source reports a band that cannot be split, the band is kept intact.

  1. Average cost to build a self storage facility — Terrapin Construction Group, May 2026. Hard cost $55–85 / $80–120 / $105–170 per gross sq ft; climate premium $20–40/gsf; soft costs +25–40%; single-storey efficiency 80–88%, multi-storey 65–75%
  2. Self storage construction cost guide 2026 — SEA CON LLC, Aug 2026. Independently reports the same $55–85 / $80–120 / $105–170 per gross sq ft bands and the 25–40% all-in premium
  3. 2025 Contractor Survey (n = 12 general contractors), p.7 — DXD Capital, Jan 2025. Hard cost composition: steel 27%, concrete 14%, all other 43%, and a combined 16% for asphalt, electrical switchgear and HVAC equipment
  4. Self storage construction cost dataset (100+ projects, 18M sq ft) — TractIQ / ARCO-Murray, Sep 2026. Median hard cost $84.23/gsf for class A projects ≤ 3 storeys; net rentable efficiency 75.0% area-weighted; site work 17.1% of hard cost in 2025 (10.0% in 2021)
  5. Self storage market data — TractIQ, Sep 2026. Street rate $1.41/sq ft/month; 10×10 non-climate $1.29, climate-controlled $1.53; web rate $1.17; physical occupancy 85.7% TTM
  6. Self storage occupancy data and trends — TractIQ, 2026. Physical occupancy 84.4% (Q4 2025) for CMBS-reporting facilities — a narrower universe than full-market or REIT same-store figures

Estimates exclude construction financing, tenant improvements, operating reserves, impact fees and site-specific conditions such as rock, wetlands or utility relocation.
